Tenants Payments

Holding Deposit

We may ask for a holding deposit of not more than one weeks rent to secure a property.

This will be put to the rent on signing the tenancy agreement.  It will be withheld should the prospective tenant withdraw the application,  provide misleading or false information , fail a right to rent check, or fail to sign the tenancy within the mutually agreed deadline.

Security Deposit

This is applicable to every tenancy and will be based on five weeks rent and is payable before or on signing the tenancy agreement. It will be registered and sent to the DPS in accordance with current legislation.


Rent is due in advance and with the first month payable on signing the tenancy. It is then due on a monthly basis paid by standing order.


Should the landlord of the property be prepared to accept pets a charge of £5 per dog/cat per week will be added onto the rent. This is entirely at the discretion of the landlord.

Unpaid Rent

Any rent  that is more that 14 days late will be subject to a charge of 3% above the Bank of England Base Rate until the account  is brought up to date

Lost Keys/Lock Changes

The cost of replacing lost keys will be chargeable to the tenant plus £6.00 including VAT for our time except where we have to meet the tenant at the property in which case our time will be charged at £24 per hour (plus the cost of the key). If locks need to be changed as a result of the tenant’s actions then the cost of the replacement will be charged to the tenant in full.

Change of Tenancy at the Tenants Request 

The tenant will pay:

  1. £96 for the preparation of the new tenancy documentation and photographic inventory.
  2. £25 per adult new tenant for conducting right to rent and credit checks on the new tenant.


Early Termination of Tenancy at the Tenants Request

Should the tenant wish to vacate the property within the fixed term  (subject to the Landlord’s agreement), the tenant is liable for the rent and all outgoings  up to the end of the fixed term or the  Landlord’s costs of re-advertising the property, the rent and all outgoings until a new tenant takes over the liability. The Landlord’s costs are:

  1. £75 for the cost of advertising the property to let and carrying out viewings with potential tenants.
  2. £25 for the hire and erection of a “To Let” board at the property.
  3. £25 per adult tenant application for conducting right to rent and credit checks.
  4. £96 for the preparation of the new tenancy documentation and photographic inventory.

Bank Returned Payments

A charge of £20 for any payment presented to the Agent’s bank but returned, refused or re-presented by the bank for any reason, this charge will be made for each presentation that fails.

Failure to Respond To Letters Chasing Rent

If we have to visit a tenant at the property because they have failed to respond to letters that have been sent regarding rent arrears there will be a charge of not  more than £50 – this can be avoided by keeping in contact.

Section 8 Notice

If a tenant is sent a Section 8 Notice because he/she has broken the terms of the tenancy agreement, there will be a charge of £35.


If we have a genuine reason for believing that a tenant has abandoned the property and we are forced to visit the property and speak with neighbours and various authorities to determine the situation then there will be a charge of not more than £50.

Damage To The Property

 Where damage is caused to the property by the tenant or the tenant’s invitees, the tenant will have to pay for the repairs plus our charge of £24 per hour for the cost of arranging and supervising the repairs.

Failure To Keep Appointments

Where the tenant fails to keep an appointment that has previously been agreed (gas check, electrical check or periodic inspection) unless they have been cancelled at least 12 hours beforehand, there will be a charge of not more than £50 to cover our costs to rearrange the appointment.

Copies of Documentation

If a tenant requests copies of documentation then there is a charge of £6 per document.

Workman’s Call Out Charges

The tenant will be responsible for any reasonable call out charges if a workman is wrongfully requested to attend the property due to incorrect information supplied by the tenant or where the call out was made without the Agent’s authority.
